Privacy policy

1. Data controller

The controller of the personal data processed on pis.casa is EDES SLU, NRT L-720780-P, with registered address at Avinguda Verge de Canòlich, núm. 89, escala B, 1r pis, 2a porta, AD600 Sant Julià de Lòria, Andorra.

2. What data we process

• WhatsApp alerts: your phone number, your name, your email and your situation (living in Andorra, moving there or looking to invest) if you provide them, the search criteria you choose (operation, parishes, property type, price and bedrooms), the homes you save, your language, the date you gave consent or unsubscribed, whether you have paused your alerts, your reason for unsubscribing if you give one, and whether you want to hear about the Premium plan.
• Number verification: the codes we send you (stored encrypted), when they were sent and the IP address they were requested from, to prevent abuse.
• Messages: a log of the WhatsApp messages we send you (verification codes are stored masked).
• User account: email address, password (stored encrypted by our authentication provider), account type, company name and phone number if you provide them.
• Listings: property and contact details published by agencies and private sellers.
• Referral programme: the invitation code linked to your number, who invited you (if you arrived through a link), how many friends you have invited and the Premium months earned. We only tell the person who invited you that a friend has joined, never your number.
• Technical data: the technical cookies described in the Cookie policy and the server logs needed to run and secure the site.

3. Why we use it and on what legal basis

• To send you the WhatsApp property alerts you asked for and, if you tick the box, tell you when the Premium plan is available. Legal basis: your consent, which you can withdraw at any time.
• To manage your account and the publication of listings. Legal basis: performance of the service you request.
• To verify the number is yours, prevent abuse and keep the service secure. Legal basis: our legitimate interest in protecting the service and its users.
• To run the referral programme: attribute each invitation, update the referrer on WhatsApp about their progress and grant the Premium months. Legal basis: performance of the service you request by taking part.
• To comply with the legal obligations that apply to us.

We do not sell your data or share your number with agencies or third parties without your permission. We do not take automated decisions with legal effects on you.

4. Who we share data with

Only with the providers we need to run the service, acting on our behalf and under contract:

• Supabase: database and user authentication.
• Our hosting provider: servers running the website and the WhatsApp sending gateway.
• WhatsApp (Meta): messages travel over the WhatsApp network, which processes them under its own privacy policy.

5. International transfers

Some of these providers may process data outside Andorra. When they do, it is in countries with an equivalent level of protection or with the appropriate safeguards required by law, such as standard contractual clauses.

6. How long we keep data

We keep your data while your alerts or account remain active.

When you unsubscribe we stop sending you messages immediately. We keep the minimum data required, duly restricted, to prove your consent and unsubscription and to deal with possible legal claims.

You can ask us to delete your data at any time by writing to info@directoriandorra.com.

7. How to unsubscribe from alerts

Go to https://pis.casa/en/alerts/manage, verify your number with the code we send you by WhatsApp and, under “More options”, tap “Unsubscribe from everything”. Every alert includes the link to that page.

If you have an account, you can also pause or delete your alerts from your dashboard. And if you write to us asking to unsubscribe, we will process it too.

8. Your rights

You can exercise your rights of access, rectification, erasure, objection, restriction of processing and portability, and withdraw your consent, by writing to info@directoriandorra.com. We may ask you to prove your identity.

If you believe we have not handled your rights properly, you can lodge a complaint with the Andorran Data Protection Agency (Agència Andorrana de Protecció de Dades, APDA).

9. Minors

pis.casa is not intended for children under 16 and we do not knowingly process their data.

10. Changes to this policy

We may update this policy to reflect changes to the service or the law. The current version will always be published on this page with its update date.
